This project in Boundary Bay was designed in a craftsman style by Jennifer Heath. The required floor elevation for this house added a challenge as the neighbouring properties were all significantly lower. In order to address this issue, we brought the yard up with retaining walls to allow the design to have fewer steps up to the house.

The ten foot ceilings on the first floor and the large windows and doors give this home a very open feeling. The grand kitchen is a main feature in the home, as are the concrete overlay floors. It includes a contemporary gas fireplace with a concrete mantle and hearth. The bathrooms are all finished in elegant tile, mosaics and frameless glass enclosures. In keeping with the owners’ vision, we were able to feature a ‘grotto’ look in the downstairs shower.

The home is heated by hot water radiant floors with a high efficiency condensing boiler and a hot water exchanger.

The landscape was designed to be low maintenance with a beach feeling. The outdoor gas fireplace allows for comfortable evenings in a relaxing backyard.
